Submission Criteria
Read this before submitting.
Asset type
Residential high-rise: condominiums, serviced apartments, and SoFo/SoVo units.
Geography
We consider investment properties across all Malaysian states and markets. Our active underwriting focus is Kuala Lumpur, Selangor, and Johor (Iskandar) — submissions in these markets are prioritised, but properties elsewhere are welcome and reviewed on a case-by-case basis.
Yield
Both short-term and long-term rental submissions must reach at least 7% gross yield, calculated as annual rent income divided by asking price.
- Short-term rental: estimated rate per night × 365 × estimated occupancy, divided by the asking price.
- Long-term rental: estimated monthly rent × 12 × estimated occupancy, divided by the asking price.
- Building must permit short-term rental where that is the submitted use.
Tenure
Freehold preferred. Leasehold accepted.
Documentation required at submission
- Building status (under construction or completed)
- Floor plan
Agent conduct
- No duplicates: do not resubmit the same unit.
- Submit accurate rate and rent estimates. We run our own validation against market data, and aligned numbers move your submission through review faster.
